IFF provides below-market capital financing for nonprofit corporations that serve low-income or special-needs populations, in order to acquire, renovate, maintain, or improve facilities – as well as finance equipment and vehicles.

IFF's Loan Program is accessible and flexible, a loan officer will work with you to find a solution that works best for your organization.

Special Financing Programs

Schools


Nonprofit private, independent, and charter schools can benefit from IFF's products and services created specifically for schools, including:

  • Lending
    Below-market rate financing
    for acquisition or renovation of school  facilities (for projects ranging from $10,000 to $1.5 million).

  • Charter School Credit Enhancement Services
    Through grants from the U.S. Department of Education, IFF
    is able to credit enhance tax exempt bonds, bank debt, and other financing structures for established charter schools seeking financing over $1.5 million in Illinois, Indiana, Missouri, and Wisconsin.

Housing


Nonprofit development organizations or sponsor agencies benefit from IFF's Affordable Housing Loan Program.

Financing is available for predevelopment (up to $500,000), construction (up to $1.5 million), and permanent (up to $1.5 million) project phases.

Types of developments eligible for financing include:

  • Multi-family and single-family developments
  • Affordable assisted living
  • Independent senior housing
  • Supportive housing

Energy Efficiency


All nonprofits can benefit from integrating "green" design and construction techniques into their renovation/retrofit or new construction facilities projects.

IFF's affordable, flexible energy efficiency financing  ranging from $10,000 to $1.5 million is available for a wide range of projects, including:

  • Energy efficient lighting systems
  • New or upgraded HVAC systems, from boilers to geothermal technology
  • Building envelope projects, such as insulation/window upgrades, or cool roofing techniques
  • Facility projects seeking green building ratings such as LEEDTM  or Energy Star®
  • Energy Star-rated appliances or computers
  • Implementation of Energy Cost Reduction Measures identified in energy audits
