IFF made its first loan to a community health center in 1994 and since then has helped health care nonprofits increase their capacity by more than 160,000 patient visits. Today, IFF’s financing and consulting continues to provide community health centers with well-financed, well-planned, and well-constructed spaces.

Affordable loans for facilities or equipment
IFF loans are often paired with federal or state grants to help complete projects. Our standard loan is a 15-year mortgage for up to $1.5 million for facility acquisition, rehab, or new construction. Loans starting at $10,000 are available for facility repairs, equipment, health information technology, furnishings, or vehicles. Second position and leased space financing are also available.
Real estate planning and development*
Our real estate professionals can help your health center evaluate its space and make cost-effective decisions to support current needs and long-term growth. IFF can also represent your interests as owner’s representative to oversee the development of new space and ensure that the new building or space is delivered on time and on budget with minimum intrusion on management staff schedules.

Planning, construction, and financing package for large-scale projects
IFF has launched Health Centers for Healthy Communities (HCHC) to address the demand for increased capacity among community health care providers. HCHC meets the need for a cost-effective, streamlined real estate development and finance package for community health centers planning for growth and leverages IFF’s expertise in research, operations, design, and finance.
